There is nothing worse than being ready to build and not being able to find the land you want to build on.
We often will get clients looking to custom build, and are in search for that perfect property. The most common question we get is “how do we find the perfect build lot”. We know how hard and challenging that piece of the design built journey can be… we experienced this same process in finding our perfect lot to design build on and are here to help you on your search for the perfect lot to build on.
This was the day way back in September of 2015 we closed on our lot, can you see all my kids hanging out waiting for me to snap a few photos to celebrate our new purchase. I think I was more excited than they were. A lot has happened in the 4 years that followed this photo.
To hopefully help you in your search for the perfect property, I am sharing a few of the things we talked about when selecting, narrowing down and ultimately purchasing our new lot.
Figure out what you can afford
Create a realistic budget before you start searching. When you understand what you can afford and how much you want to spend you will be able to look at things more subjectively. This step is not one I recommend Owners do on their own, building prices are changing quickly. Contact a builder or an Architect and ask them what the current custom home build costs are averaging in your area. This will save you time and effort before you start the process of finding the perfect lot.
Use a Real Estate Agency or Team to help speed up the process.
While I am not a Real Estate Agent – Chad almost is, and he is excited to offer that service to anyone looking to buy, build or remodel, to speed up the process for those who are anxiously ready to find that perfect lot to custom build on. Having a team to help you in searching is key, while we reached out to many agents ultimately it was our own dedication spent driving around and cold calling that lead us to finding the lot that was right for us. This process took two years but when we found it, we knew that the wait was worth it!
Identify a city or area you want to live in and list out why.
This list should include a list of important day to day family functions you need to have in your life for us we looked at, population density, road access, travel times, grocery store locations, schools. Anything that you do in your life that will be impacted by the location or city you are moving to. Research it, research it and then do more research. When you invest in any area to potentially build there are lifestyle changes that will be impacted and hopefully in a good way by making educated decisions about the new location chosen.

Start interviewing Architects and Builders
There is nothing like thinking you have found the perfect lot to realizing you are going to have to spend 30K to haul off dirt or worse spend 100K on a retaining wall. Calling a builder to meet you on the site of the property you want to build will ensure that you are purchasing a lot that will fit your budget and design.
